         How does the home buying process work? 

The home buying process can feel overwhelming, but with the right guide, it becomes a clear, step‑by‑step journey—and that is exactly where I shine as your trusted real estate partner.

Step 1: Clarify goals and budget

Step 2: Get pre‑approved

Before we ever tour homes, I insist on a solid pre‑approval letter from a lender, not just a quick pre‑qualification.  This typically takes 1–3 business days once your documents are submitted and shows sellers you are serious, which can be the difference between winning and losing a home in a competitive situation.

 

Step 3: Shop for homes strategically

With your pre‑approval and priorities in place, I design a tailored home search—targeting neighborhoods, properties, and price points that match your goals.  I schedule and coordinate showings, help you evaluate each home’s condition and value, and point out red flags you might miss on your own.

 

Step 4: Make a powerful offer

Once you fall in love with a home, I analyze recent sales, market trends, and seller motivation to help you decide on price, terms, and contingencies.  I then craft and present a strong, clean offer, and negotiate assertively on your behalf—on price, repairs, credits, and timelines—so you are protected without overpaying.

 

Step 5: From contract to closing

After your offer is accepted, I guide you through inspections, appraisal, title work, loan processing, and homeowner’s insurance, coordinating closely with your lender and escrow or closing agent.  The mortgage process typically runs about 30–45 days, and I stay on top of every detail so you get your clear‑to‑close on time and walk into closing confident, prepared, and excited to get your keys.
