Welcome to the Water: A Newcomer’s Guide to Thurston County Lake Life

Relocating to Thurston County often means trading city noise for the sound of water lapping against a dock. Whether you are moving for a position at the State Capitol, joining the community at JBLM, or simply seeking a slower pace of life, our lakes offer a "permanent vacation" lifestyle just minutes from the office.

1. Choosing Your Shoreline

Every lake in Thurston County has a distinct personality. Part of my job is helping you find the one that matches your daily rhythm:

  • For the Active Lifestyle (Long Lake): If you envision summer afternoons on a motorboat or hosting large lakeside barbecues, Long Lake is the place to be. It’s a social, vibrant body of water with established communities and great proximity to Lacey’s shopping and dining.
  •  For the Quiet Retreat (Pattison & Deep Lake): If your ideal morning starts with a quiet kayak trip and wildlife spotting, these lakes offer a more serene, "cabin-in-the-woods" feel while still being close to town.
  • For the Best of Both Worlds (Black Lake): As one of our largest lakes, Black Lake offers enough space for water sports but retains a more rural, open-sky atmosphere.

2. Navigating the "Hidden" Details

Buying a lake home is different than buying in a suburban cul-de-sac. In Thurston County, we have specific regulations you need to know:

  •  Shoreline Master Program (SMP): As of December 2025, the county has officially adopted its updated Comprehensive Plan and Shoreline regulations. These rules dictate how close you can build to the water and how you can maintain your shoreline.
  • Septic & Water Quality: Many lakefront homes operate on septic systems. I help you navigate the inspections and health department requirements that are unique to waterfront living to ensure your investment (and the lake’s health) is protected.
  • Dock Rights: Not every "waterfront" home comes with a private dock. I’ll help you verify permit status and "riparian rights" so there are no surprises on closing day.

3. The Commuter’s Perk

One of the biggest surprises for newcomers is how accessible lake life is.

  • Olympia/Lacey: Most lakefront communities are within a 15–20 minute drive of the State Capitol or the Lacey business districts.
  •  JBLM: For military families, lakes like Long Lake or Hicks Lake offer a manageable commute to the base, allowing you to decompress on the water after work.
